Target: SFH Fix & Flip (In municipalities with over 200k population)

  • Price Ceiling: $700,000

  • Rehab Limit: 40% of PP

  • Must Not Have: fire damage, foundation issues, or be a mobile home

TH Fee Simple / TH-Condo Assoc w/o rental restrictions Box

Target: Fix & Flip or Buy and Hold (In municipalities with over 200k population)

  • Price Ceiling: $700,000

  • Rehab Limit: 40% of PP

  • Must Not Have: fire damage, foundation issues.

  • Association must have Master Policy

  • Assessment Disclosure a Must

This is a limited pilot to collect strong data and tighten the buy box.

Multifamily Buy Box

  • Units: 20–200

  • Vintage: 1970–2000

  • Markets: Sunbelt & Midwest metros (excluding NY, LA, CA)

  • Strategy: Value-add—rent growth via operational improvements and/or renovations

  • Financing: Creative structures only

  • Hard Passes: Fractured/broken condos; motel-to-multifamily conversions

 

 

Mobile Home Park Buy Box

Criteria

  • Cash flow first, value-add second; 5-year horizon

  • 50+ pads; love TOH, open to some POH

  • Close to growth hubs (≤30 minutes); not buying in CA, NY or LA

  • Equity up to $1.5M; creative & seller financing and JV friendly

  • Utilities: no lagoons or treatment plants

  • Value comes from better ops + rent optimization, not adding phases

RV Park Buy Box

Target Profile: RV Parks

  • Investment Focus: Cash-flowing and value-add opportunities—transient and/or long-term.

  • Minimum Pads: 50 (mixed-use considered).

  • Geography: Strong, non-declining markets; avoid flood zones and high-crime areas; exclude CA, NY or LA.

  • Utilities: Flexible on type; open to capex/upgrade projects.

  • Amenities: Prefer robust amenity sets with upside.

  • Value-Add Levers: Operations, rents, amenities.
